Terms of Service
The terms that apply to use of the Smart Property Software website, customer portal, subscriptions, and Home Assistant-related services.
These terms set the ground rules for using the site, subscribing to the service, and accessing the customer portal, templates, dashboard work, and automation support.
Acceptance
By using this website, the customer portal, or any Smart Property Software service, you agree to these Terms of Service. If you do not agree, do not use the service.
What we provide
Smart Property Software provides software services, Home Assistant dashboard design, automation support, customer portal access, AI-assisted generation workflows, and related product or support services described on the site.
Some features may be in development, may change over time, or may depend on third-party platforms, integrations, APIs, local devices, or customer-provided environments.
Accounts and portal access
You are responsible for keeping your portal credentials secure and for activity carried out under your account. You must provide accurate information when registering, subscribing, or requesting support.
We may suspend or restrict access where accounts are misused, subscriptions lapse, security is at risk, or the service is used outside its intended scope.
Subscriptions and payment
Paid services may be offered on a recurring subscription basis. Billing is handled through Stripe or another payment provider we use. Subscription fees, renewal terms, and cancellation options are shown at checkout or within the customer flow.
Unless stated otherwise, paid subscriptions renew automatically until cancelled. You remain responsible for charges incurred before cancellation takes effect.
Customer responsibilities
You are responsible for ensuring that you have the rights, permissions, and authority needed for any Home Assistant instance, devices, integrations, accounts, credentials, and third-party services you ask us to work with.
You are also responsible for checking deployed dashboards, automations, and changes before relying on them in a live environment, especially where heating, security, energy, or device control is involved.
Acceptable use
You must not use the site or service to break the law, interfere with the platform, attempt unauthorised access, scrape or copy protected materials, abuse AI features for unrelated purposes, or use the system in a way that risks harm to other customers or the service itself.
Home Assistant and automation limits
We design dashboards and automations to be useful and reliable, but Home Assistant environments vary widely. Integrations can fail, entities can disappear, vendors can change APIs, and local devices can behave unpredictably. For that reason, we cannot guarantee uninterrupted operation or perfect compatibility in every setup.
You should not rely on the service for emergency, life-critical, or safety-critical use cases.
Intellectual property
The website, branding, copy, design system, template catalogue, portal software, and associated service materials remain the property of Smart Property Software unless we agree otherwise in writing. A subscription or purchase gives you the right to use the service as provided; it does not transfer ownership of our platform, library, or brand assets.
Third-party services
The service may depend on third-party providers such as Stripe, hosting providers, email providers, AI providers, Home Assistant integrations, and smart-home vendors. We are not responsible for outages, API changes, policy changes, or other failures caused by third parties.
Warranty disclaimer
To the fullest extent permitted by law, the site and services are provided on an “as is” and “as available” basis. We do not promise that the service will be uninterrupted, error-free, or suitable for every workflow, device, or automation scenario.
Limitation of liability
To the fullest extent permitted by law, Smart Property Software will not be liable for indirect, incidental, special, consequential, or loss-of-profit damages, or for loss of data, business interruption, failed automations, or device/integration issues arising from use of the service.
Where liability cannot be excluded but can be limited, our total liability in relation to the service will be limited to the amount paid by you to us for the relevant service during the 12 months before the claim arose.
Termination
We may suspend or terminate access if these terms are breached, if required by law, if payment is not received, if the service is being abused, or if continuing to provide access would create legal, security, or operational risk.
Changes to the service or terms
We may update the service, pricing, features, or these terms from time to time. The version on this page is effective from April 20, 2026. Continued use after an update means you accept the revised terms.
Governing law
These terms are governed by the laws of England and Wales, unless another mandatory legal framework applies to you as a consumer.
